Tenant Advisory Group executed our initial relocation and included a right to terminate, which allows us to use it as a right to renegotiate. Bill reached out to me to remind me of the upcoming right to terminate. At no cost to me, I agreed to let Bill try to restructure the lease, as I wanted to keep my practice at its current location for the long term. With three years remaining on the lease, Bill was able to use the right to terminate as leverage to drop my rate by $4 per square foot, add four months of free rent and obtain a mid-term refurbishment allowance. All of this took effect immediately upon execution of the lease amendment. I couldn’t be happier that we worked with Bill and his team at Tenant Advisory Group, as they are still saving me money based on their exceptional negotiating skills and industry knowledge from the initial lease negotiations.
