Though the project is still in the early stages, the proposal for the new build lays out a clear plan for redevelopment for the area.

The biggest piece of the project is to revive the largely vacant Clybourn Place shopping center.

The CRM Properties proposal, currently under community review and seeking city approval, aims to transform the dated retail hub into a vibrant mixed-use destination for residents and tourists.

This undertaking will involve a significant demolition and renovation of the existing structure and replacing it with a modern complex that includes a 500-unit apartment tower with luxury apartments, retail spaces, and parking facilities.

The goal of this proposed multi-function complex is to create a lively public space while meeting the neighborhood’s need for high-quality housing.

The proposed project includes plans for a grocery store, tackling a long-standing food security and access need in the community. The design also features extensive green spaces, like bike lanes and pedestrian-friendly pathways, promoting a more accessibility with ease of access to public transit and local destinations.

The purpose of the project is to make Clybourn Place a true neighborhood hub. So the current developer is committed to attracting retailers and businesses that align with the diversity goals and amenity desires of the Lincoln Park community.

Introducing Urban Living in Retail Spaces

This retail revamp presents an opportunity to transform a neglected part of Lincoln Park into a vibrant neighborhood. The redevelopment of Clybourn will not only attract businesses and amenities, but also provide valuable job opportunities for local residents.

With the redevelopment improving the aesthetics and safety of the area, the overall result will be a more welcoming Lincoln Park.

The project also addresses the demand for affordable housing by creating a range of housing options at different price points. This revitalization effort will also boost the neighborhood economy by attracting more shoppers and tourists to the area.

Additionally, sustainable development practices, such as energy-efficient building materials and green infrastructure, will reduce the environmental impact of the redevelopment.

By promoting a healthy, sustainable, and inclusive environment, the project will contribute to the overall well-being of Lincoln Park.

Implications of the New Apartment Tower Development

The addition of residential units, ranging from luxury apartments to affordable housing, will help create a more active and engaged community. Entertainment options such as restaurants, bars, and public spaces will inject life and energy into the area, making it a thriving social hub.

This transformation aims to revitalize not just the Clybourn Place shopping center but the entire Clybourn Corridor, positioning it as a premier destination for shopping, dining, and living in Chicago. The blend of various elements within the development ensures that the area will become a vibrant and attractive location for both residents and visitors.

500-Unit Apartment Tower Vision

Jeff Malk, a principal with CRM and the owner of the Clybourn Place shopping center since 1993, envisions a redevelopment that blends retail and residential spaces, addressing the evolving needs of the neighborhood.

The addition of residential units will not only increase the population density of the area, but also offer diverse housing choices to attract long-term residents. This increase of new residents will bring a lively atmosphere to the area, enhancing the local culture and social activities.

This development is also expected to spark new economic opportunities. The presence of a larger resident population will drive demand for various services, leading to the opening of new shops and businesses.

This, in turn, will create job opportunities. The project’s design will include amenities such as parks, community centers, and recreational spaces, which will serve as open gathering spots, adding to the neighborhood’s appeal and charm.

Overall, the combination of residential and commercial elements in the redevelopment plan will transform the area into a multifaceted hub, and significantly contribute to the long-term success and vibrancy of the community.

Renovation Plans

The current redevelopment plan is to keep the majority of the existing building, but to remove the western section in order to build a new structure with two levels of parking.

As of right now, there are no plans to demolish the two masonry towers, but the rest of the site will undergo significant changes. “We hope to build something very special here with a focus on a comfortable and inviting retail experience,” said Malk.

The proposal is currently in the early stages of the approval process with the City Council. Once approved, work on the 500-unit apartment tower will begin!

This redevelopment project aims to create a welcoming and economically strong area that meets the needs of the evolving community. The project is set to transform the Lincoln Park neighborhood, making it a desirable place for residents, businesses, and visitors alike.
