Most businesses start a search with a square footage number they inherited from their last lease. Our price calculator works the other way around: you count the rooms your team actually uses, we total the usable square feet, add the building’s common area factor, and price the result against Chicago and suburban market rates so you can see the monthly and annual cost before you tour a single building.

Review total square feet and location
Your usable square footage is grossed up by a common area factor to give the total required square feet you would actually lease. You can also skip ahead if you already know the square footage you need. Then choose whether you want to be located in Chicago or the suburbs.

These are the standard planning dimensions we use when sizing a space. Use them as a rule of thumb for your own back-of-the-envelope math.

We are rebuilding this tool so that it prices your space against current, verified Chicago and suburban rates for Class A, Class B and Class C buildings — shown correctly as both a monthly and an annual cost. Until those rates are confirmed, we would rather give you no number than the wrong one.
