My name is Brett Bernstein and I run the Technology & Product Development group at OAO, a leading provider of white-glove ad operations services for online publishers. Our New York based company has been growing our Chicago office over the years within a shared office concept. As we have grown, and the functions supported out of our Chicago office have expanded, we hit an inflection point where our office was no longer meeting our needs. In addition to being constrained on space, the shared office arrangement was no longer a good financial decision. As the executive in our Chicago office, I was the owner for the relocation project.
We met Bill through one of our trusted advisors. He pointed out that he could likely get us an office with room for growth we needed at a price comparable or less than what we were paying for the shared space. We gave TAG a long list of preferences, breaking things down into ‘must- have’, ‘want’ and ‘nice-to-have’. The two most important aspects were location and a large enough space to accommodate our 3-year growth plan.
I was impressed with the efficiency with which Bill and his team broke down the preference list into a target list of over 120 options for us across two different areas in the city. Their knowledge of not only the Chicago market, but also the real estate management companies gave me tremendous comfort that we were in good hands. TAG was also able to help negotiate fantastic deal terms that made it extremely easy for us to transition into our new space. TAG’s negotiations provided that the landlord pay for our desired build out and that OAO would enjoy three months of free rent, all at a rate far below what the building was asking. Throughout the process TAG was responsive, attentive to our requests and followed through on everything.
I really appreciated the straightforward feedback at each step of the process. They clearly had significant experience with each landlord and it was evident that their longstanding relationships were used to our benefit. TAG has clearly shown an interest in building a relationship with us by inviting us to their highly effective networking events. In simplest terms, it was clear from the first conversation with Bill and his team that this wasn’t about just finding us a new office space. It was about a longer-term relationship.
Expansion and Relocation
Our company had been growing within a shared office concept. Bill pointed out that he could likely get us an office with room for more team members at a price comparable or less than what we were paying for the shared space. We gave TAG a long list of preferences, wants and needs. We were impressed with the efficiency with which they were able to listen to our feedback and zero in on the perfect space for our business and its culture. While that alone had tremendous value for us, TAG was also able to negotiate fabulous deal terms that made it extremely easy for us to transition into our new space. TAG’s negotiations provided that the landlord pay for our desired build out and that OAO would enjoy 3 months of free rent, all at a rate far below what the building was asking. Throughout the process TAG was responsive, attentive to our requests and followed through with great work product. They clearly had significant experience with each landlord as it was evident their longstanding relationships were used to our benefit. They acted with integrity, gave us honest and straightforward feedback and expertly guided us through a smooth transition to our own office space. Lastly, TAG has clearly shown an interest in helping to grow our business and building a long standing relationship by inviting us to their highly effective networking events. We are appreciative of the approach Bill & TAG takes to their client relationships by not only doing an incredible job serving our real estate needs but also by assisting in growing our business. We would highly recommend not only working with TAG for your real estate needs, but building a relationship with them, as it will be a great benefit to the growth of your firm.
