Sandy Macaluso joined Tenant Advisory Group as an Executive Vice President in June 2025. A licensed broker since 2005, she has represented tenants, landlords, and institutional partners throughout her career.

Her industry expertise, strategic thinking, and dedication to building strong relationships have solidified her reputation as a trusted advisor. Most recently, Sandy provided leasing and asset management services across more than 7 million square feet of office, medical, and retail properties—consistently delivering superior outcomes through her depth of experience and practical, applied knowledge.

In previous roles, Sandy led agency leasing teams across 20 commercial and medical properties located in downtown Chicago and surrounding submarkets, while also providing tenant representation services across multiple markets. Her institutional experience spans the full lifecycle of a property—from pre-acquisition and repositioning to lease-up and the disposition of stabilized assets.

Sandy earned her Bachelor of Science from Illinois State University. An Illinois native, she resides in Lincoln Square with her husband and son.

How can I be sure I am getting the best possible deal?

My job isn’t simply to complete a transaction. It’s to understand my client’s objectives, identify the right strategy, and negotiate a real estate solution that creates the greatest possible value.

The “best deal” means something different to every client. It isn’t always the lowest price or the highest rent — it’s about structuring the transaction around the client’s priorities and understanding what matters most to the other side. I leverage market intelligence, financial analysis, negotiation strategy and current market deal terms to create leverage and structure terms that deliver the strongest overall economic outcome for my clients.

Why should I hire a tenant representation broker? Can I do it on my own?

You certainly can, and I understand why you might consider it. But my question to you would be: do you want to spend your time negotiating a real estate transaction, or do you want to focus on running your business?

When I represent a tenant, my role is to make the process easier, protect your interests, and help you make a better decision. I start by understanding your business, what you need from the space, and what is most important to you — whether that’s cost, flexibility, location, timing, growth potential, or something else.

From there, I bring you options, help you understand what the market is really offering, and negotiate on your behalf. And I’m not just negotiating the rental rate. There are a lot of other terms in a lease that can have a meaningful impact on your business over the life of the deal.

The other advantage is perspective. I know what landlords are asking for, what they may be willing to give, and where there may be opportunities to create value. I can help you avoid focusing on one number and instead look at the total economic and business impact of the transaction.

What happens after the lease is executed?

For me, the relationship doesn’t end when the lease is signed. That’s when the next phase begins.

If your project involves construction or a build-out, I stay involved throughout the process. I can help you navigate the transition from the lease to the actual delivery of the space, help coordinate with the appropriate parties, and stay engaged to address issues that may come up along the way.

And my involvement doesn’t stop once you’re open and operating. As your business evolves, your real estate needs may change as well. When the time comes to evaluate an expansion, contraction, relocation or renewal, I’m there to help you understand your options and determine the right strategy.
